Operating suite for modular construction factories

One record per module, from inquiry to warranty.

Modular OS follows each volumetric module from the first sales call through design lock, the line, certification labels, the truck, the set crew and the final invoice. Built for wood-frame residential plants in Canada, usable by US plants too.

The problem

Why do modular plants lose information between sale, line and site?

A module is sold in one tool, drawn in another, built from a paper traveler, labelled from a binder and invoiced from a spreadsheet. Every handoff is a chance to lose a change, a signature or a payment.

01

Changes arrive after the design is frozen

A late drawing revision reaches the floor without a change order, so nobody prices it and the schedule slips quietly.

02

Sign-offs live on paper

Hold points, failed checks and NCRs sit in binders. When an inspector asks who signed a check and when, someone goes looking.

03

Billing is disconnected from production

Payment milestones depend on design lock, production and delivery, but the people invoicing cannot see the line.

Modular OS keeps one record per module and one record per project, so each of those handoffs is a recorded step, not a phone call.

The lifecycle

What does Modular OS cover?

Six areas, one database. Each area writes to the same module and project records the next one reads.

01Sell

Eight sales stages and scoped quotes

Inquiry, Feasibility, Budget, Design assist, Proposal, Committed, Won, Lost. Quotes split into factory, logistics and site scope.

  • Committed needs a recorded deposit or an explicit waiver
  • Freight, crane and set priced as their own lines
  • One click converts an accepted quote into a project
See sell in the product
02Design control

Design lock before release

A drawing register with approvals, and a design lock that modules cannot be released past until it is set.

  • Drawing revisions with file upload and approver name
  • After lock, new revisions need an approved change order
  • Plan approval and building permit tracked side by side
See design control in the product
03Build

Stations, travelers and hold points

Configurable stations and a traveler per module with per-item sign-off. Hold points block forward moves.

  • Default wood-frame line: 15 main stations plus feeders
  • NCRs with disposition, blockers, WIP limits, work logs
  • Realtime board with a whole-line overview strip
See build in the product
04Certify and ship

Labels, spec sheets and site stages

Record-keeping built for the certification workflow, then the yard, the truck and the set.

  • Label register: CSA A277, CSA Z240, state insignia, other
  • Printable spec sheet per module
  • Shipments, site stages, punch items and warranty dates
See certify and ship in the product
05Get paid

Milestones tied to production events

A payment schedule that knows when design lock, production start, delivery and closeout have happened.

  • Ready to invoice is derived from the module records
  • Holdback retained and released, outstanding and overdue
  • Current contract is base plus approved change orders
See get paid in the product
06Supply

Materials ahead of the line

Bills of material per module type turn the board into material demand.

  • MRP demand computed from the board
  • Purchase orders with partial receipts
  • Lot-tracked, multi-location stock and issue with cost

How it connects

Where do the handoffs happen?

Four seams where modular plants usually lose information. In Modular OS each one is a recorded step on the same records.

  1. Sell → Build

    Quote to project

Converting an accepted quote creates the project, its modules, the contract value and a payment schedule.

  2. Design → Build

    Design lock to release

A module is released to the line only after the project design is locked with an approved drawing.

  3. Build → Ship

Hold points to label to dispatch

Hold points must pass before a module moves on; a required label must be recorded before it can be dispatched.

  4. Ship → Get paid

    Delivery to closeout to invoice

Delivery, set and closeout on site mark the matching payment milestones ready to invoice.

FAQ

Questions plants ask first

No. Modular OS is record-keeping built for the certification workflow: travelers, hold points, inspector sign-offs, a label register and spec sheets. Certification comes from your certification body; the default stations and checklists are editable starting points, not approved checklists.

No. Stations are configurable: main line, sub-assembly feeders and off-line bays, each with its own checklist. The wood-frame template is a starting point you can rename, reorder or replace.

Yes, with a limited account. A third-party inspector can sign the check items marked for third parties and raise NCRs; everything else is read-only and no commercial data is shown to that role.

No. Modular OS tracks the contract, payment milestones, invoices you record, holdback and what is outstanding. It does not calculate tax and does not replace your accounting system.

Small and mid-size volumetric modular factories building wood-frame residential, with Canadian plants on the CSA A277 path first and Ontario as the first market. US plants can use it too.
